Where sun hits the floor in the late afternoon. That's where cheap colour fades and gloss looks plastic.
Ben: Where to save
Laying over sound tiles instead of hacking them saves the hacking, the screed and the disposal. In an HDB flat, vinyl or carpet tiles laid over need no permit.
Rooms under a bed or wardrobe: an entry level there is rarely seen.

Before you pay
Pay safely, in stages.
- Deposit. A CaseTrust-accredited renovation firm caps the first deposit at 20% of the total cost and must buy a deposit performance bond, which covers the deposit if the firm closes or is wound up before the job is done.
- GST. Only a GST-registered firm may charge it. It's 9%, and a registered firm's quote must show the price with GST included.
- HDB permit. In an HDB flat, hacking out and replacing floor finishes needs one. Laying vinyl or carpet over the old floor doesn't. Laminate and timber laid over don't if nothing is hacked, screeded with cement or raised as a platform. Tiles glued over tiles don't if there is only one existing layer, the new one is 13mm or less, adhesive included, and the floor trap is not touched. The contractor must be on HDB's Directory of Renovation Contractors, even for work that needs no permit.
- Noise. In an HDB flat, hacking, removing floor finishes and cutting tiles run 9am to 5pm on weekdays only, never on public holidays or the eves of New Year's Day, Chinese New Year, Hari Raya Puasa, Deepavali and Christmas, and the removal must finish within three days in a row. Neighbours within two units get written notice at least five days before work starts.
- Time. In a 4-room, vinyl or laminate laid over takes one to two days, engineered timber two to four, tiles with hacking five to seven, and parquet five to eight.

Reading a quote.
My quote is higher than this. Why?
Our levels assume a sound, level floor and standard laying. An uneven floor, stairs, waterproofing, a condo's MCST or acoustic requirements, a premium product or a high floor can all add to it. Ask which line is higher, and why.
What should every flooring quote list?
The product, its tone and batch; the area in sqm and the price per sqm; every extra as its own line (removal, disposal, screed or levelling, skirting, door trimming, profiles); GST; the start date and number of days; and the payment stages.
Do I pay for wastage on top?
Usually not. Our levels include normal wastage: about 8% for straight planks, 10% for tiles and 18% for herringbone. If a quote adds wastage on top of a laid price per sqm, ask why.
Herringbone: why does it cost more?
More cuts and more offcuts. Laying it costs about S$15 to S$40 a sqm extra, and it uses about 18% extra material against 8% for straight planks.
Is the site visit free?
Often. Some firms charge up to S$150 for measuring and waive it if you go ahead. Ask before they come.
